It was installed Tuesday afternoon.

On Thursday, CMGC’s electric subcontractor will come into the building and begin the conversion from temporary power to permanent power. This should be completed by Monday. We have asked National Grid to schedule removal of the old wires back to Elm Street for Tuesday. They have not yet responded to our request. We will move forward with Charter, Verizon and the municipal fire circuit as soon as the old wires have been removed.

Bill DiBurro has called for the gas meter to be installed and we hope that can happen tomorrow. As soon as gas is available to the building, we can fire up the heating and ventilating system and dismantle the temporary heat.

Meanwhile, work in the kitchen is progressing.

National Grid update

Here’s an update on National Grid from Rick High:

Yesterday (Friday, February 19, 2010), at the meeting postponed from Tuesday due to the storm, the Board of Selectmen approved a license agreement with National Grid giving them the right to put another guy wire on pole 5 and to cross over land owned by the Town on the way to pole 4-1 which is situated on our driveway. I hand delivered the paperwork to National Grid’s offices yesterday afternoon.

Thank your local town officials for their quick action on this matter.

National Grid has scheduled the field “pre-check” for the upcoming week and tentatively plans to do bring permanent power to the building the first week of March.

Tomorrow I will speak with the cable and telephone companies and see if I can get firm dates from them for the second week of March.

I will post another update as soon as I have spoken with Charter and Verizon.

Building is essentially finished - still awaiting utilities

From Rick High:

We have a few odds and ends of things to work on, but the building is essentially complete and awaiting the arrival of utilities. We are working daily with National Grid to get service just as soon as possible. The delivery of power will allow the start up of the building’s heating and ventilating system.

We are about 85% complete on site work, and most of the rest of the site work will need to wait until the spring thaw.

We are working on fitting up the kitchen. The vent hood was installed last week. Counters, plumbing fixtures, and appliances should arrive next week,

Other remaining items are “punch list” items”: paint touch up, a broken pane of glass or two that need to be replaced, etc.

Waiting for electricity

Update from Rick High on January 23:

Finish work continued in the building this week. Plumbing fixtures are being installed, light fixtures mounted, ceiling tiles installed.

The building will be essentially complete next week, with just a few exceptions--one of them major.

We have no power.

Due to delays and a mix up at National Grid (they mistakenly thought we had cancelled our project!) permanent power has not been installed to the building. This despite the fact we began our paperwork process with National Grid back in July as one of the first things we did.

National Grid has now informed us they believe they can be at the site the second week of February, barring bad weather or emergencies that might delay the crews.

After we get permanent power, we can gear up, test, and balance the heating and ventilating system, break down the temporary heating system, and complete the remainder of the work. There will be a two or three week lag time after we have permanent power until we can occupy and use the building.

The other two exceptions to completing the building are 1) finishing the kitchen and 2) finishing the site work. The site work, although 85% complete, was delayed by a subcontractor default, and will now need to be completed in the spring. This will not delay our occupancy and use of the building, but it will be later this year until we have our permanent occupancy permit.

We purposefully delayed the kitchen fit up until the end because we weren't sure how much money we would have to spend on the kitchen and stay within our total budget. As the rest of the project wraps up, that is becoming clearer and the kitchen fit up is now proceeding.

Given the delay caused by National Grid, the kitchen may well be ready at the same time the rest of the building is, or just shortly afterward.

Next week, finish work with continue: base will be installed, floors polished, final paint completed, the last of the doors installed, etc. Then we will await the arrival of electricity.

Paint on the walls but waiting for electric company

Finish work continues apace in the Fellowship Building.

The first coat of paint is complete. Interior doors will arrive shortly and be installed.

Our biggest current challenge is getting permanent power to the building and we are working on a daily basis to get National Grid to complete this work as we can’t start up the mechanical equipment until this happens.

Dry wall installation continues

Drywall installation continues. We expect the building inspector to sign off on the framing this week.

The insulation material is cellulose. In order to hold it in place during installation netting is attached to the studs, then insulation is filled in between the studs. In the walls, the cellulose will be wet when it is installed, which allows for greater density and better insulation values. In the attic space it will be installed dry.
Installation of insulation will take most of this week, then drywall can begin. Insulation values in the building will far exceed what is required by the energy code.

As part of the LEED process, we have employed a Commissioning Agent, to make sure all mechanical and lighting systems are installed and operating as designed. He will insure that church representatives are properly trained in the operation of the buildings systems. He will check again, one year after completion to make sure all is still working as designed. He began his inspections this week and will be with us now on a regular basis until turnover from the contractor to the church.

Work continues on the siding and the light shelves on the exterior of the building.

On the site, the paving at the street has been restored and concrete bases have been poured to support the light fixtures at the parking lot and along the driveway. Final grading is taking place in the rear. Loam is being installed around the building along with a stone-filled strip along the drip edge of the building. Work will continue this week to bring the parking area to final grade.

A fence has been installed between our parking area and the backyard of 5 Elm to provide a bit more visual privacy to both parties. It’s a cedar fence that with weather to a silver gray over time and we will landscape in front of it as money allows. Loam and seed will be finished within a few days. The water line is tied in at Elm Street and runs back to the building. A sewer line is also under the driveway, awaiting the Town Center septic system. Conduit is also in place under the drive to provide power to the bollards that will provide a modest amount of light along the drive. The driveway is to sub-grade and compacted. Pads have been poured for the dumpster and the re-located shed. He has encountered what
appears to be 30 feet or so of ledge, which will be drilled and fractured so
it can be removed.
The septic system is now competed and awaiting final sign-offs from the
inspectors.
All windows are now installed in the building and by tomorrow all roofing
will be complete. Exterior trim work is proceeding with soffits being
installed. The "fins" and light shelves are following. Siding is scheduled
to start next week.
Inside the flooring contractor is completing the work of grinding and
finishing the concrete into the final floor. This will then be covered with
a protective layer to avoid any damage while work proceeds inside. Interior
framing will begin next week.
The electricians have brought temporary electric power to the building.
Electrical work, plumbing and the heating and ventilation system will follow
the interior partitioning.

Construction photos from Lisa Aciukewicz

Here's a link to photos that Lisa took on Tuesday, October 20 while the beam on the new
Fellowship Building was being placed.

http://a2z.smugmug.com/Other/Fellowship-Building-Beam/10041179_zXFP6

The first photo in the album is going to run on the cover of the Press this
week.

Big beam in place

<img id="BLOGGER_PHOTO_ID_5395023604267972034" style="DISPLAY: block; The trusses were then unloaded at the parking lot near the
church and the lull moved them to the site.

Photos courtesy of David Durrant.

The walls are going up!

Wednesday, September 23, 2009

Framing began on Monday! Because the concrete trucks can only access the front of the building, a pumping truck with a long boom was necessary for the pour. The mixing truck off loads into the pumper and the concrete emerges from the end of the hose on the boom. It is directed by the crew to the right spots.

As soon as the concrete cured sufficiently, saw cuts were made to serve as expansion joints. As the building will have a finished concrete floor, further cuts were made for aesthetic reasons.

The next step is to begin framing the exterior walls, which is scheduled to begin shortly.

Tours of the construction site coming soon

The foundation has been poured and the floor will go in early this week. Framing will start shortly after that.

The building site is off-limits to everyone but the professional construction team, however we will offer guided tours of the site on September 27th and October 18th after the service.

The one thing ledge is good for is providing overlooks for hikers, and Glen Frederick has made a small trail through the woods to an outcropping with a wonderful vantage point of the site. Wear walking shoes.

If you want to see progress but don't wish to walk on the trail, you'll be able to look from the driveway. Blasting will be necessary in two locations, and a subcontractor has been engaged. Meanwhile, the foundation subcontractor will begin setting forms today on the worship hall wing of the building. We are still working toward pouring concrete next week.

Two photos show the ledge we have encountered. The other shows the excavation for the septic tank with the sand-filled leaching field in the background.

Excavation for the new septic system underway

<img style="display:block; margin:0px auto 10px; text-align:center;cursor:pointer; cursor:hand;width: 320px; height: 240px;" src="http://3.bp.blogspot.com/_QseVNKarWPM/SngXimW6tUI/AAAAAAAAAAc/vbdoRbPSE24/s320/IMGP0926.jpg" border="0" alt=""id="BLOGGER_PHOTO_ID_5366064839191606594" />
<img style="display:block; margin:0px auto 10px; text-align:center;cursor:pointer; cursor:hand;width: 320px; height: 240px;" src="http://1.bp.blogspot.com/_QseVNKarWPM/SngXiPHGjjI/AAAAAAAAAAU/o2rgFmqMt_s/s320/IMGP0925.jpg" border="0" alt=""id="BLOGGER_PHOTO_ID_5366064832951258674" />
<img style="display:block; margin:0px auto 10px; text-align:center;cursor:pointer; cursor:hand;width: 320px; height: 240px;" src="http://4.bp.blogspot.com/_QseVNKarWPM/SngXh44KDoI/AAAAAAAAAAM/I9j-Ucvc4h8/s320/IMGP0924.jpg" border="0" alt=""id="BLOGGER_PHOTO_ID_5366064826982993538" />
Monday, August 3

The site for the new building is now fully-cleared of demolition debris and the exact location of the new building has been staked out by the surveyors. Unfortunately, but not surprisingly, there is ledge all along the front foundation wall and other spots as well. The site contractor will excavate for the footings and we will be able to see exactly what we are dealing with. In some instances we may be able to pin the new foundation to the rock. In other instances, it will likely need to be removed.

Whichever way we go, it will need to be resolved this week, as we plan to begin pouring the footings and foundations early next week!

The new septic system is under construction as well.

More photos of the demolition

<img id="BLOGGER_PHOTO_ID_5363599574599600338" style="DISPLAY: block; We were concerned one might be lying underground behind the building, near the mechanical room door, just off the sidewalk. Evidence of its existence (or prior existence) was a sleeve through the sidewalk where the fill pipe would have been located and a vent pipe, still running up the side of the FB.

There was no record at the Town of the existence of the tank, let alone its removal. If the tank was still there, had it been properly drained of oil? Had it leaked and contaminated the soil? We had budgeted some money for its removal, but would it be enough?

With some skillful work from the backhoe operator, the absence of a tank was quickly apparent. The oil tank was evidently removed years ago and there was no sign either of fouled soil. We are reporting the finding to the Fire Chief so the matter can be laid to rest with proper documentation.

The site contractor, Michalczyk Excavating, is on site. Tree and brush removal from the site of the future septic field and other necessary locations is underway. We have walked the site and carefully noted trees that should be protected from harm during the construction process.

Soon the siltation fence and hay bales will be placed as directed by the civil engineer. Site work will continue the upcoming week.

The building committee is meeting regularly reviewing job status, emerging construction issues, and focusing on finalizing mechanical system, lighting design, and resolution to acoustic issues, particularly in the large meeting hall.

Reporting of data related to LEED certification has begun.

Week of July 20

Good news from Rick High:

We went exploring for the oil tank. The building (or what’s left of it) has been inspected by the authorities. It is free of asbestos containing materials and we can now proceed with the demolition.

National Grid arrived yesterday and disconnected the power to the FB, another necessary pre-condition to commencing the demolition. The next step is to apply for a demolition permit.

The removal of all the drywall revealed evidence of a smoky fire sometime in the FB’s past. Jean McCrosky remembered it and placed the event somewhere around 1980—it could have been five years sooner or later. The cause, the best anyone could determine, was a “live” cigarette butt caught in a cotton mop during clean up. The mop was put away in the little closet on the left side of the entry hall past the parlor door. Everyone went home and you can guess the rest. There was a lot of smoke damage, though not much damage to the structure. The entire interior of the building had to be cleaned and re-painted—one of four times Jean remembers being part of a Fellowship Building painting crew.

Another artifact of the past was the discovery of a vintage Pepsi can. About 30 years ago a new roof structure was built over a portion of the existing FB roof. The intent was to solve a persistent leaking problem caused by the original design of the roof. When the outer roof was removed to get at the asbestos, a Pepsi can was discovered sitting on top of the old roof where it had been left by the contractor. The can says “Catch that Pepsi spirit” which was Pepsi’s ad campaign from 1978 to 1981. (Right after “Have a Pepsi Day” and just preceding “Pepsi’s Got Your Taste For Life!”).

Also quite evident was the significant termite and carpenter ant damage to the building’s structure. It was a strong reminder as to why we were undertaking the demolition and the urgency of getting the project started.

The next mystery to be solved is whether or not an underground fuel oil tank remains behind the building. We should know before the week is out.

Construction update for July 6

from Rick High

Construction update

Week of July 6, 2009

Hazardous materials abatement will continue this week.

Containment is in place with all windows sealed inside and out. The contractor has pressurized the building to keep all airborne hazards inside the building. The air leaving the building passes through filters designed for the purpose. The containment is inspected by the authorities prior to abatement beginning.

Today (Monday) the contractor should complete removal of all sheet rock from the building. Asbestos is present in the joint compound. Removal of the tile floors will follow (vinyl asbestos tile) and toward the end of the week window removal will commence (asbestos in glazing compound and caulking).

First day of construction - progress report

The driveway to the Fellowship Building is now blocked.
Construction workers only, hard hats required.

As you can see, the first day of construction was all about demolition and just about filled a dumpster!

This is not full of hazardous materials, these are the materials that had to be removed for the crew to reach the hazardous materials.

Farewell to the old Fellowship Building Party

June 23, 2009

About 50 people celebrated the old Fellowship Building.

The BfF Committee served "wine and cheese". Many thanks to everyone who helped with this daunting task.

There is a large storage container in the parking lot where the tables, chairs, furniture, etc. will be kept until we can move it all into the new building.

We had a great farewell party on June 23. [Tomorrow I will figure out how to post some photos of that event onto this blog.] More thanks to the BfF team that brought food and set up/cleaned up for that evening. Guests must have enjoyed the food because it was all eaten!

Everyone had a chance to see the significant termite and carpenter ant damage in the empty kitchen.

Many folks left with free items from the building (light bulbs, fabric, wrapping paper, sweaters; quite a selection !) Almost everyone took home some boxes to store until the new building is ready.

Today the light fixtures were taken down. I know that some of them have been sold. Eric Broadbent will be storing the remaining fixtures, and some bulletin boards hoping to sell them in the community or on Craig's List.

The building is now empty and as of July 1 it is a construction site. This means that no one but the construction crew has access to the building. The first step is the removal of all hazardous materials. I understand that the building will be wrapped in plastic for this procedure.

I will try to keep you informed with frequent updates about the project.

WE NEED YOUR HELP IN TWO WAYS

(1) Strong lifters and pick-up trucks needed this Saturday morning (6/20) at 10:00 a.m. to move furniture out of the FB. Yes. Stroll over during the picnic on Sunday June 14th. Come to the final “good-bye” – on Tuesday June 23rd from 5-7 p.m. and take home a few boxes to store. Building for Fellowship (BfF) is organizing this.

Who’s organizing all of this?
David Kendall and Cheryl Coonahan of the Building Committee (BC) have overall responsibility for the interim planning and move. BfF will be organizing our events throughout the process.

What’s the plan for packing the building?
David Kendall is organizing a “Move Team” which will help pack up and move. Contact him if you’d like to help. We are grateful to the Women’s Alliance that has offered to pack the kitchen.

Where will things be stored?
Boxes will be stored at parishioner’s homes. At the final “goodbye” (Tuesday June 23rd) we will give people several boxes to store at their homes. Furniture will be stored in a portable storage trailer on site.

Can we save anything from the FB?
The new building will reuse some kitchen items. Other items that still have use (but not in the new FB) have been identified; on Sunday June 14th you’ll see a list of items “for sale” plus check the church’s website for the list. Eric Broadbent of the BC is leading the salvage effort and BfF is organizing the sale of any items.

How can I help with the move?
We could use your help packing and moving (call David Kendall); storing boxes at your home (come to the “final goodbye” to get boxes); salvaging items (call Eric Broadbent), or helping with the events (contact Susie Macrae or Cary Browse of BfF).

Will there be a ground breaking ceremony? Yes, after demolition and before construction (late summer). BfF will organize this and send details later. When will we move in to the new building? We hope to move in during February 2010.Where will RE classes and youth group meet? In the Old Library (Hapgood Library at the base of the Common). Parents will receive details later in the summer.

What’s happening to the FB tenants? Tenants have made various arrangements; for example, Evergreen Preschool will occupy space at Devens.

Where will my committee meet since there’s no Parlor? Committee chairs should schedule alternate space with Elinor Stapleton, Parish Administrator. You have three choices: the Bigelow Room (at the back of the sanctuary); the upstairs sanctuary space (next to Liza’s office) or at private homes.

Where will Junior Choir meet? Probably in the upstairs space (next to Liza’s office). Choristers will hear details from Eleanor Toth. Will “Bargains in the Belfry” remain open?
